CityFHEPS rent limits (2026) and homes within them
CityFHEPS is New York City’s rental assistance voucher, run by HRA. HRA pays rent up to a limit set by apartment size. These are the 2026 limits for New York City, and the homes on Nessoo at or under them.
The 2026 limits
| Apartment | Household | Maximum rent |
|---|---|---|
| Studio | 1 person | $2,604 / mo |
| 1 bedroom | 1–2 people | $2,734 / mo |
| 2 bedrooms | 3–4 people | $2,997 / mo |
| 3 bedrooms | 5–6 people | $3,753 / mo |
| 4 bedrooms | 7–8 people | $4,077 / mo |
| 5 bedrooms | 9–10 people | $4,689 / mo |
| 6 bedrooms | 11–12 people | $5,301 / mo |
If utilities are not included in the rent, HRA’s limit is lower. Whether a particular apartment qualifies is decided by HRA when it is submitted. Source: NYC HRA, CityFHEPS maximum rents.
Landlords can’t refuse a voucher
In New York City it is illegal for a landlord or broker to turn a renter away because they will pay with CityFHEPS or another voucher. That is source-of-income discrimination under the NYC Human Rights Law, enforced by the NYC Commission on Human Rights.
